Steps To Selling & Your Benefit From Our Service

There are many steps involved in selling a property. To try and make sense of the process we've narrowed them down to 9 main points. Below we discuss each point and why working with us will benefit you.

1 INITIAL CONSULTATION
This is where we will sit down with you to explain the overall process, how working with us will benefit you, and answer any questions your having. Once we've decide to work together we will go over our listing agreement and some state required disclosure forms before proceeding.

2 DEFINE YOUR NEEDS
This is where we get down to work and begin consulting with you on needs and wants. We will be asking a lot of high level questions to help understand you, your life, your goals, etc. This helps us to determine what is truly a "need" and what is really a "want". We then focus on the needs and prioritize them. These needs will help us plan an appropriate pricing and marketing strategy. Defining your needs is the most important step in the process. If done correctly it means a smoother home sale with higher satisfaction.

3 PRICING STRATEGIES
Next we will determine the best possible selling price for your property and needs that were defined earlier. You will need to consider the state of the local market, the condition of your property and sales of comparable properties. It is often hard to maintain a non-biased view of your own property. By working with us you can be assured of a non-emotional assesment of your properties market value.

Be reasonable about the price you set. You are always better off setting a fair market value price than setting your price above market. If your home stays on the market too long because of overpricing, potential buyers will think that something is wrong and you will end up selling it for less than what you could have gotten if you had started out with a realistic asking price.

4 PREPARING YOUR HOME FOR SHOW
It's time to get your home in "showing and selling" condition. Most of us don't keep our homes in the condition they need to be in to be sold. It's time to break out of that homeowners mindset and get your house in tip-top shape. How your home looks will impact how quickly it sells and the price the buyer is willing to offer. We will provide home staging ideas, repair and deferred maintanence suggestions and even bring in a home stager for a consultation if desired. We also have relationships with many in-home providers to get you a fair deal on services that may be needed to get your home in show ready condition.

5 MARKETING STRATEGIES
Now that your home is ready, it's time to put it up for sale and market it. Establishing a marketing strategy is a must. We will expose your home to the greatest number of potential ready willing and able buyers as possible. Or job is not to find the needle in a hay stack buyer, but to expose your home as quickly and efficiently as possible. There are many different ways to get the word out that your home is for sale. A yard sign, flyers, MLS, and direct marketing are just a few of the many options available. Heavy Internet advertising is a must these days, as over 80% of all buyers shop and compare online. We use the latest technology and visual based advertising like Realtor.com, Visual Tours, and even our own Television show (This Week In Real Estate) to get your home noticed.

6 RECEIVING OFFERS & NEGOTIATIONS
When a buyer decides they like your home, their agent will prepare a written offer, or if they are unrepresented we will assist them. We will advise you as to whether or not the prospective buyer is qualified to purchase your home. We will review the written contract, taking care to understand what is required of both parties to execute the transaction. Depending on the offer you can do one of four things: Accept as is, Counter-Offer, Reject, or Do Nothing. We will advise you on the overall quality of the offer, your possible options for counter offering, and prepare the documents for the appropriate response. The contract should protect the interests of all parties.

Often times offers to purchase will require some negotiating to come to a win-win agreement. We are well versed on the intricacies of the contracts used in our area and will advise you in a manner to protect your best interest throughout the negotiations.

7 COORDINATION OF SERIVCE PROVIDERS
Once you have accepted an offer, we will help you coordinate the activities of service providers and serve as your advocate when working with them. We will make sure these vendors (lawyers, repair personal, inspectors, etc.) have the information and access needed to perform their procedures and will oversee the execution of those procedures on your behalf. Our extensive network of relationships can also help you in finding professionals for these services.

8 PRE-CLOSING AND CLOSING
There will be multiple important cutoff dates regarding the purchase and sales agreements, financing, inspections and/or repairs, and the closing. Along the way there will be additional neogtiations and issues to be resolved. We will do out best to keep the deal together and keep the process moving forward on time. We can also assist with preparing for your moving arangements through our network providers, and assist you with finding a new home. We are also present for the buyers final walk-through and closing.

9 POST-CLOSING
Congratulations you've sold your property! At this point we typically assist you with buying your next home or coordinating with a referral agent in your new hometown to get you settled. We then maintain our relationship through periodic follow-up and we welcome your referrals of friends and family. We will do our best to provide them with excellent representation and service.
