Steps To Buying & Your Benefit From Our Service

There are many steps involved in purchasing a home. To try and make sense of the process we've narrowed them down to 8 main points. Below we discuss each point and why working with us will benefit you.

1 INITIAL CONSULTATION
This is where we will sit down with you to explain the overall process and answer any questions your having. Once we've decide to work together we will go over our standard agreement and some state required disclosure forms.

2 DEFINE YOUR NEEDS
This is where we get down to work and begin consulting on your needs and wants. We will be asking a lot of high level questions to help understand who you are, your life, your goals, etc. This helps us to determine what is truly a "need" and what is really a "want". We then focus on the needs and prioritize them into a must have list. This will be the basis for beginning the home search. Defining your needs is the most important step in the process. If done correctly it means a faster home hunt with higher satisfaction.

3 FINANCIAL PRE-APPROVAL
In most markets, pre-approved buyers are preferred over those that are merely pre-qualified. Being pre-approved lets the seller know you have gone through an extensive financial background check and there should be no unexpected obstacles to you buying their home. We have relationships with lenders and an in-house lender to make this a seamless process and improving the overall experience.

4 HOME SEARCH
Once armed with your prioritized needs and your financial capability is determined, we can begin looking for homes. There are a few ways to go about this. Possibly the most efficient way to find homes is to allow us to keep you up-to-date on available properties that meet your criteria, and then allow us to screen them for you. Once we've identified multiple properties that meet or come close to your needs we can arrange a home tour. This saves you a lot of time. It is also very helpful for long distance moves and relocation situations.

5 MAKING OFFERS & NEGOTIATIONS
Once we've located a property, it's time to make an offer. As a buyers agent, we will help you determine the offer price by reviewing recent sales of homes that are similar in size, quality, conveniences and amenities. We will advise you on how to create an offer that will have the best chance of being accepted, while adding contingencies that will protect your interests. Once your offer is made you may need to negotiate with the seller to reach an agreement. Keep in mind almost everything is negotiable when you are buying a house.

* Price
* Financing
* Closing costs
* Repairs
* Appliances and fixtures
* Occupancy time frame

Counter offers happen frequently. By working closely together we will be able to quickly review any changes from the seller and advise the best course of action. Remember...negotiating is not a winner-take-all deal. It is a business process that involves compromise, mutual respect and a win-win attitude.

6 COORDINATION OF SERIVCE PROVIDERS
Once your offer is accepted, we will help you coordinate the activities of service providers (inspectors, lawyers, loan reps, etc.) and serve as your advocate when working with them. We will make sure these vendors have access to the property to perform their procedures and will oversee the execution of those procedures on your behalf. Our extensive network of relationships can also help you in finding professionals for these services.

7 PRIOR CLOSING / CLOSING
There will be multiple important cutoff dates regarding the purchase and sales agreements, financing, inspections and/or repairs, and the closing. Along the way there will be additional neogtiations and issues to be resolved. We will do out best to keep the deal together and keep the process moving forward on time. We can also assist with preparing for your moving arangements through our network providers. We are also with you for your final walk-through and closing.

8 AFTER CLOSING
Congratulations you've closed on your property! At this point we become available to you as an area resource and maintain our relationship through periodic follow-up. We also welcome your referrals of friends and family, and will do our best to provide them with excellent representation and service.
