What to look for in Listing Agent
The Following are some criteria we feel should be important to you in selecting the right real estate professional for your home sale.
USE A REALTOR®
Not all real estate professionals are REALTORS® Only those that are members of the National Association of Realtors can use the term REALTOR® Members of this association, the largest in the country, prescribe to a 17 point Code of Ethics that is continually being updated to insure ethical and professional behavior to the public. When you work with an agent who is not a member they are not bound to treat you with the same care as a REALTOR® would.
WORK WITH A CONSULTANT RATHER THAN AN AGENT
The differences in the approach between a consultant and an agent are important to be aware of. A consultant listens and then advises, educates and guides, is involved in the decision process, uses judgment, skill and experience and is an irreplaceable part of your team. Typically a consultant stays with you for life much like an accountant or lawyer. An "agent" delivers information, tells and sells, stays out of your decision process, only follows rules and procedures assumes your needs and is replacable.
MARKETING PLAN
Ask to see a written sample of the plan that will be used to market your home. The plan should be aggressive with key marketing tasks scheduled for completion shortly after you have signed the listing agreement. Experience has shown that it is not unusual for a seller to receive offers on a correctly priced home during the first few days it has been on the market. The plan should also include heavy Internet and technically savvy techniques that most traditional agents have not yet grasped. Statistics now show that 80% of all homes purchased were first found and researched by buyers online. Your online marketing is now much more important than the traditional newspaper and real estate magazine marketing. The use of visual tours, audio commentaries, instant property updates and agent paging among other tools is crucial in making your home stand apart from the rest. Finally, be sure your plan defines the on-going communication between you and your REALTOR® This communication will be a critical factor in successfully selling your home.
NEGOTIATIONS
Besides marketing skills, this is arguably the most important aspect that a good REALTOR® can bring you. Ask about their negotiation training and experience. Some of the best REALTORS® gained their negotiation skills elsewhere, ask about some of their most important negotiations and how they were handled. Find out about their support teams back at the office that they can consult with in the event they encounter a unique negotiation issue.
